Prompt service, good dairy free food (you just need to ask for it ). Free parking. Quiet atmosphere. There are a few vegetarian options and even gluten friendly waffles and pancakes.

It's IHOP but with great staff and the same food you love if you like IHOP. I ate her two days in a row and enjoyed the gluten friendly options. Seated immediately both days and served very timely. Kudos to a great team. Thank you.
